Dates : October 2015. The location is perfect. The place is exactly as shown in the pictures. Promptly greeted by on arrival at 10am though the check-in time was at 4pm. Explained all the essentials and we unpacked and left while they cleaned the place making it tidy for us. Location is ideal to all places around Louvre and is a stones throw away from Louvre. On the last day they called in for a cab to drop us off at the CDG. Only point to note is that the place is on 3 levels with narrow stair cases so if you have little kids make sure you take this into account. We were a family of 4 with 2 little girls (5 and 3) so had to be extra careful while they were playing or running around on stairs. It worked for us as we were out most of the time !

Dates : July 24-August 02, 2015. We arrived late to the apartment, but were warmly greeted by the PVA agent.  The apartment was spectacular! Clean, all of the advertised ammenities included, lovely decor and in the perfect location.  PVA even had a current library where we could research our area and many other Paris attractions.  I thought that everything was so thoughfully prepared for us.  When we return to Paris, we will definately stay with PVA.  If we travel to other locations, and they are available, we will definately stay with them.  Our experience with them really allowed us to relax and enjoy our time! We've stayed in the 1st arrondisement on previous trips to Paris, but at area hotels.  PVA was a much better option! We can't wait to go back!

Dates : June 25-30, 2012. After a somewhat an exhaustive arrival, train from London was wonderful, the 1 and half hour wait for a taxi, not so wonderful, We were greeted at the apartment by Pierre who was quite welcoming. He was smiling cheek to cheek and explained all the amenities that the apartment had to offer. After spending a week in London it was great to be able to do laundry and having the detergent on hand was great. (I would have never known to empty the water out of the dryer) Pierre went above and beyond in his explanations and arrange dinner reservations for us that evening at CafÈ Vivienne, my favorite meal of the trip! As we settled in he provided the most delicious croissants along with a beautiful floral arrangement that we enjoyed our entire visit. The apartment was quite comfortable for us but I feel the bedding may need to be updated as it sagged in the middle somewhat but having a queen size, great! The apartment was conveniently located which helped with being able to see all the sights of Paris and with the quaint boutiques, charming bistros and souvenirs stands close by made it easy to bring gifts home.

Dates : April 2012. My family and I stayed in your wonderful apartment the last week in April 2012. We loved the apartment which is in the very best location in Paris. The weather was rainly as often occurs in April, but having the covered walkway just outside our door allowed us to have access to the shops and easy walk to the museums. I especially appreciated the great service provided by your company, assisting us with travel from the airport and providing all kinds of information to make out stay exceptional. For us to stay in a hotel would have cost approximately three or four times more than our cost; plus we had the kitchen a bath and a half, which made this seem more like our house than a rental.I have recommended your company and the apartments to several of my friends. It's definitely the best on my list.

Absolutely fantastic. The service level from initial contact through to departure was first class. Everything promised was delivered. We were provided with information on Paris (Our first time to France) before we departed, greeted us as arranged with wine & local produce to assisting us with our Taxi to CDG on departure. Dates : December 05-12, 2011. I have stayed in the Palais Royal triplex the first week of December 2011 and am planning on going back May 20-27 2012. This will be my 24th trip to Paris. I prefer the 1st for location and if money were no object My dream pied a terre would be in the Palais Royal. I have rented six different apartments over the years in Paris and much prefer them to hotels for value. I would rate this apartment a 10/10 for service and location. An 8/10 for value, and 9/10 for attractiveness.   I have only stayed in one place more attractive and it was double the price per person per night and the location was not as convenient. The view was of an inner court yard!   The beds are comfortable( I usually carry an air mattress because I have back problems and I have no problems with these beds), and the access to the gardens in incredible. It is clean and has everything I require. The washing machine is the best I have ever encountered. The dryer actually dries instead of steaming one's clothing. I am 70 and have no problem with the stairs but they are narrow and require one to go slowly. The fact that a computer is included and I don't have to carry one is well worth the extra $20 per person per day a day over the previous apartment that I used for ten years. In this apartment two couples would be sharing one bath upstairs. It worked well for two women and I will test it with daughter and daughter-in-law in May. When on the first floor, one must go up or down the stairs for a bathroom. My friends stopped by for wine and after work at night and were VERY IMPRESSED with the apartment. They actually live in Paris and all admit they would love to live in this place. I miss the dog that was available to "borrow" at my other place and the old "neighbors" that I met over the years but this location is my dream. The staff is the best I have ever dealt with and will send more information than one can imagine to assist you in having the best possible experience. Kathy from Carmel, California.

We loved the place as soon as we entered.  The whole family was in awe and so happy at how lovely, spacious, and beautiful the apartment was. The outside grounds were spectacular with flowers, fountains and spacious areas for the kids to run in. My dealing with your company was very impressive.  Your response to any problems or questions were so prompt-- not like other companies I've had to deal with.  AND I had many many questions on the e-mails that you have always answered. Your agents were a delight to speak to.  Everyone that I spoke to were friendly, efficient, professional and very understanding to some of my problems. We rented 2 units for our large family. One was Palais Royal 3 bdr and the other Palais Royal 2 bdr triplex.  Both apartments were beautifully appointed and very comfortable. The kitchens were very up to date and very well equipped. I would definitely rate this  10 for service, location, spaciousness  and great ambience.

If we had searched for a year, we could not have found a better place to stay.  The apartment was exactly as advertised, the location was incredible, and your staff attentive to the smallest details.  We really appreciated being able to walk to almost anywhere in the city.  Having free telephone access back to the US was wonderful.  Being able to prepare a few meals at home helped save money for some restaurant splurges.  And being able to do laundry in the apartment left room in our suitcases for some gifts and souvenirs.  Having a laptop computer available to help plan daily activities was fantastic -- in fact it helped us keep tabs on the strike at the Musee D'Orsay and squeeze our visit in on the very last day of our stay and the very next day after the strike ended!

Dates: June 17-June 26 2011. We chose the triplex because of its central location in Paris, convenience to public transportation and being on the ground floor. Our party consisted of 4 adults (grandma, grandpa, mom and dad) an 11 year old and a 1 year old so being on the ground floor and having the park right outside our door was great for our toddler. This is our second stay with PVA and they are so easy to book through and work with. We've never had any problems with the reservations or the apartments. The apartment is more or less exactly like the pictures but I felt it was roomier than other reviewer had made it seem. Maybe because we were all one family it didn't seem crowded. We did quite a bit of cooking and the kitchen had everything we needed. All the appliances worked great and weren't too hard to figure out. On checkin they explained which cycles to use on the washer/dryer and dishwasher and how the stove/oven worked. I'm going to rate this apartment a "10" for everything because for the price I don't think you will find a better apartment in Paris. The second bathroom downstairs was very convenient to have but if you are 2 couples traveling together you may be more comfortable in one of their larger apartments with 2 bathrooms on the same floor.  Also, the stairs are very steep and could possibly be a problem for some. Our 11 year old granddaughter has been in French Immersion school since kindergarden so this was a trip we had been promising her for 6 years.  She loved every minute and her French was great.

Dates: October 10-22, 2010. The service was excellent.  We were there during a particularly ugly transit strike and the staff was able to help us understand what was going on and make alternate plans to allow us to enjoy our vacation.  The apartment was perfect, we were in Paris for a long time and it was nice to have a living room as well as a separate bedroom for the kids, something you don’t get with a regular hotel.  The kitchen was sufficient and the neighbourhood was filled with great restaurants and bakeries all within walking distance.  It was a bit of a long walk but we did walk to Notre Dame as well as other famous sights.  Great value for our money.  When we come back we will definitely stay here or in one of their other properties again.

Dates: December 29-January 05, 2011. This is our fifth stay with PVA and our second stay in this property. This apartment could not be better located. Almost anything that the average leisure visitor to Paris would want to see is within reasonable walking distance. There are some excellent restaurants within a very short distance and the outstanding (but expensive) Grand Vefour  a matter of meters away. The apartment opens on to the gardens of the Palais Royal, which, on any view, is kind of special. This is a comfortable apartmnent for a couple on their own or with one or two children but might be a squeeze for two adult couples if you eat in a lot. The accommodation is distributed over three floors and that may not suit some couples (elderly or unfit)  but it does have the advantage that the kitchen is in the basement and any cooking aromas are contained there. The service from the PVA staff has always been courteous, excellent and warm on arrival and any guest should feel that while they have independence they also have support at the end of a phone if they need it. PVA  in our experience is an efficient and well organised enterprise who understand and meet client needs, so we will certainly be using them again.

We (my travelling companion) and I really loved the apartment and especially the location.  We appreciated Fred meeting us and showing us how everything worked.  The instructions on how to locate the apartment were explicit and easy to follow.  The apartment itself was beautifully furnished and very French!  Being so close to the Metro,  The Louvre and  restaurants was very convenient.  The welcome roses, baguette and wine were a nice touch and very much appreciated.  The roses lasted the whole week.  The laptop was another bonus enabling me to book trips,  airport transfers as well as keeping in contact with friends and family.

Dates. 12-19 June, 2010. We had a great stay at the Palais Royale ground floor apartment.  We were met at the apartment after taking the train/metro from CDG by Chris who had impeccable English and had warm croissants waiting for us.  He spent ample time with us reviewing the apartment, local area, etc.  Checkout also was a breeze and although we had to checkout several hours before our train, we were able to store our luggage at the apartment (in the garage) and meet back later to grab everything before heading to the station. The apartments was well maintained and a perfect size for our family (2 adults and 2 children ages 6 and 8).  The location was fabulous.  Right on the Palais Royale courtyard / park and just a short walk to the Palais Royale-Louvre metro stop, the Metroprix (full service grocery), a smaller but closer neighbourhood grocery, great restaurants, yummy patisseries, and Starbucks.  The full kitchen was perfect for cooking meals, but the apartment doesn’t have a real dining area where we could eat together.  We ended up eating around the coffee table, which turned out to be fine for our small family.  The apartment has free wifi which we used a lot, but could use a bigger television.

Dates: October 18-24 2009. The apartment was perfect in every respect from arranging the rental to checking out.  It was clean, tidy, everything worked, and very well appointed/furnished.  The location was outstanding for our touring around downtown Paris.  The front door is at 30 rue Montpensier, an ordinary downtown street, but the back of the apartment opens onto the Palais Royal garden promenade; with the double doors open, you can be a part of the garden from right in your living room, with a little wine and cheese of course.

Dates: May 29-June 2.2010 : We recently had the pleasure of staying in the Palais Royal Triplex for four nights and loved it.  If you are interested in staying on the Right Bank, then the location can’t be beat, as you will be close to many of the sights, and the metro stop at “Palais Royal-Musee Louvre” will take you to many of the other main areas of interest.
The apartment was exactly as pictured and described – and was spotless.  As others have noted, the stairs are narrow, but we didn’t find that to be an issue at all (I actually thought they added to the charm of the apartment).  The area is quite safe – we often came “home” around midnight, and had no concerns at all.  I also should add that we didn’t think the restaurant next door was at all noisy – but then, as noted, often we didn’t get back in the evenings until late.  Potential renters should be aware that the Palais Royal is an area where locals come to stroll, walk their dogs, jog, etc.  There is a lot of traffic through the area, and since this apartment’s living room door opens to the walkway, there will be people walking by.  In fact, we had one man poke his head into our living room, thinking we were one of the shops!  The traffic slows quite a bit through the evening, but there are people walking in the area, even after midnight.  I could see where a light sleeper might have a problem with this, but none of us had any problem sleeping – my husband and I were in the garden side bedroom, with the window open; our daughter on the street side.  The basement kitchen was well laid out – I can’t speak to trying to cook in the apartment, since I didn’t even try (hey, I’m in Paris!).  I did, however, use the washer and dryer quite a bit ~ easy to use, and a great convenience.
The staff at PVA was wonderful to deal with – courteous, prompt, and above all, patient.  We made several changes to our plans, and they were extremely accommodative.  Clara, our contact person, was always available, and promptly handled our requests (mainly related to needing taxis). I can wholeheartedly recommend Paris Vacation Apartments; in fact we are already looking to rent for 2011!

Dates: December 26 2009 to January 2 2010. The service was excellent and efficient. The managers were happy to meet us on a holiday morning (Boxing Day) to show us around
the unit. There were fresh flowers, bubbly, wine and chocolates to welcome us. They were also extremely accommodating when they allowed a 5th guest to stay for one night without extra charge and allowed a late checkout for a couple of us who had to catch a late train to Milano. There was a computer with internet for our use and the information file was very helpful. It was a perfect location where we could walk to the Opera Garnier for performances in the evening. The Louvre was a 2 min walk away and we could go in a side entrance thus avoiding the crowds. Supermarkets, breadshops, open air markets were all within a 10 min walk and excellent restaurants including a pretty good Ramen shop were all a stone throw away. Les Halles was only a few minutes away and it was possible to use the swimming pool,and gym there. The furniture and beds were comfortable. The flat was immaculately clean. The kitchen while it was small, functioned very well for breakfast and a simple dinner before attending the opera. Having two toilets was very convenient. There was tea and coffee in the pantry when we arrived so that we could have a cuppa after a long flight. We were given two sets of keys as requested which was helpful to be independent of each other.  Will be happy to stay here again when in Paris.

Dates: November 13-21, 2009. The apartment was exactly as was advertised. I was a little worried about the kitchen being in the basement, but it wasn't bad at all. Very well equipped, and beautifully furnished. The location of the Palais Royal can't be beat for easy access to all of Paris. Everyone at PVA is a true pleasure to work with. They go above your expectations in every way. We have booked several times with PVA and other apartment rental services in Paris, and PVA is the easiest to work with and the staff is superb!

Dates: September 6th through the 13th, 2009 The apartment was great. It was located in a perfect spot, just a block and a half from the Louvre. You can open your door, walk across the sidewalk, and be in the Palais Royale Gardens in less than 30 seconds. Alex and his staff were superb. We were met on arrival and given wine, flowers, bread and lots and lots of info. We were also given the greeters cell phone number in case we had any questions during our stay. We called her twice and in both cases our calls were returned in less than 5 minutes. Some reviews have complained about the noise, however, I don't think the apartment was any noisier than any other. I think Paris or any large city overall is a noisy place compared to the suburbs. It's true that the stairs are narrow and the lower-level kitchen was a little on the warm side, but, unless you are going to Paris to spend all day in an apartment, I would highly recommend this one as a very good value.

We were traveling with our seven year old daughter and three year old son, and they loved the layout and location of our apartment. Dates: 7 June - 12 June, 2009 I can't imagine a better place to stay in Paris! This charming apartment was perfect for our family of five. The kids loved the gardens, the staircases, and eating breakfast in the basement kitchen. My husband and I enjoyed having room to spread out and the incredible convenience of the location. I think we saw twice as much as we planned because we were so close to many attractions. The Louvre is a 5-minute walk, and there is a Metro station just outside the front of the building. There are also many restaurants, cafes, and markets within a short walk. Even though we had very rainy weather throughout our stay, it was great to be able to come "home" and dry out and be able to eat in some evenings, too. I want to especially comment on the helpfulness of the management. Karina went out of her way to be kind to us, even though we did not make a very good first impression. :) And everyone that we communicated with, via email, was helpful and professional, too. The guidebooks in the apartment and the neighborhood maps were a wonderful asset. In all, I highly recommend this apartment and PVA.

Dates: April 09-18, 2009 This trip was my wife and my 7th visit to Paris. We have been frustrated 'Parisians' since our first trip in 1988. We took our 2 children (12 and 10) along for this Easter vacation. (Note that both kids have visited Europe twice prior.) Nonetheless, given that we would require two hotel rooms, my wife decided to be more 'local' and save some $$ by renting an apartment. My wife did some extensive due diligence in the selection of this great place in the Palais Royal. From the onset at our arrival, the management representative was very prompt and received us. She provided a thorough overview of the facility and gave us ample information regarding all of the local services in the area. The apartment was very clean and in good working order. I am a real neat freak and found the showers, sinks, commodes, sheets, towels, linens, kitchen (including dishes and silverware) to be in very clean condition. The apartment is split into 3 levels: Ground level houses the entries (both from the street and the Palais garden), the living room, small tv and the laptop computer with internet access. The upper floor has the two bedrooms and the bathroom and shower. The lower floor (actually the basement) has the 1/2 bath (toilet and sink) and the kitchen and small table and chairs. The kitchen has a small refrigerator and a washer and dryer. All of the fixtures are new and clean. For most Americans, this unit may be a bit tight due to the narrow-ness of the layout, narrow-ness of the stairs and the bedrooms may be a bit cramp for the 'bigger'-set, as well as the shower. (I am 5-9 and my wife is 5-1 so it was very comfortable). But keep in mind that you are in Europe and the scale of accomodations are tighter. You cannot beat the location! The Louvre is a 5 min walk and the Metro Station is 3 minutes away. Great cafes and restaurants are all within 5-10 min walking distance including the large supermarket as well as the smaller ones. Patessaries are plentiful and a Starbucks is also within walking distance (but who wants Americanized coffee when you can get a real cafe au lait, right?) All in all this was a fantastic find for me and the family. Candidly, the apartment made us feel like locals and our kids found the 'non-hotel' environment to be much more livable for the week. I also forgot to mention that the cost-savings for the week allowed us to take overnight excursions to Normandy and Strasbourg without leaving the apartment---we simply kept the apartment and took only overnight bags, which made these side trips really easy. My wife and I will definitely use this unit again and would recommend it to any seasoned traveler to Paris. Bon voyage.

Dates: March 13 - March 20, 2009 We just arrived back home from our second trip to Paris and stayed in this lovely, quaint, comfortable and well-located apartment. Staying here made the trip even more memorable. Isis, Alex, Karina and Marie-Laure were all fabulous with their information, tips and services. All e-mails prior to our trip were answered promptly and all our questions were answered completely. Karina was there to greet us when we arrived and explained everything we needed to know about the apartment. PVA provides a lovely "Survival Guide" to Paris which has probably all the information a visitor would need. On the day of our departure, Marie-Laure arrived promptly at the agreed time to assist us with the taxi to Gare de l'Est where we caught the TGV to Reims. The apartment is less than 5 minutes from the Louvre and metro and bus connections. The Jardin du Palais Royal is just outside one of the doors to the apartment and it a wonderful place to just sit, gaze at the fountain and experience Paris. Although this is a two bedroom apartment, we wanted the extra room and enjoyed it. There are restaurants on Rue de Montpensier as well as a market, which was quite convenient as we ate some meals in the apartment. There are also a couple of cozy bars within half a block. In the area were more restaurants and cafes than we could list here. Everything is literally "at your door". As far as value, we were more than happy. We stayed in a hotel during our 2007 trip and although it was nice, we DEFINITELY preferred this apartment because of more room, the ability to prepare a few meals at home and keep up with laundry. And we saved money over the cost of last trip's hotel. We would not hesitate to rent from PVA again and will do so when we make our next trip to Paris. You will not be sorry if you rent from PVA. They provide the best service and wonderful apartments.

Dates: 8 December 2008 - 18 December 2008 The 10 days we had in Paris were wonderful. After a long flight from Australia all directions that had been emailed to us from Alex were very helpful. We were greeted by Marie-Therese who is delightful and was very helpful. She detailed all shops and supermarkets for us. As we do not know very much French she also confirmed our booking at the Jules Verne resuarant for us. Any questions were answered fully which gave us more confidence to explore the city.. It was very reassuring that we had phone numbers so that if we were lost or in trouble we had some one to call. (we never had to use it) The apartment was very clean, warm and very well presented and the location was excellent. Bathroom and kitchen were modern and very clean (great shower). It was nice that towels and sheets were changed halfway through the stay and everything was cleaned. The kitchen was a little small and a little difficult to sit 4 adults but it encouraged us to go out and experience some wonderful eating places. We were after a Paris experience and this is exactly what the Paris Vacation Apartments gave us. All corresepondence prior to our holiday was very prompt and they made it all very easy. ( We have had friends that have lost money due to non existant rental properties overseas so we were a little apprehensive). However from our experience you will not have this issue with the Paris Vacation Apartments. Everything they said they would do was done. Dates: August 13th-20th, 2008 I am writing this review to wholeheartedly encourage any families with young children who might be considering renting this apartment, to do so. My husband and I and our four children, ages 5, 7, 9 and 11 years stayed here for a week in August. We travel to Europe every summer, being originally from there and have found that apartment rental is the best option for a family of our size. Economically it works out much better than paying for two hotel rooms. Also being able to cook "kid-friendly" food saves on restaurant billls. And the benefits of a washer/dryer cannot be overestated! Specifically what we enjoyed so much about this particular apartment was the location; we walked almost everywhere; Notre Dame, Place de la Concorde, even to the Eiffel Tower. On the day we "did" the Louvre, we were able to pop back and forth to the apartment as our one day ticket allowed for multiple reentries, thus we could trade off children who were tired and refuel those who were ready to keep going. Yet despite being in the middle of everything, the gardens of the Palais Royale are an oasis of quite. I loved the early morning peace as I sipped my coffee sitting on a bench. The childen could run outside and play by the fountain..I think they considered the grounds their own private palace gardens. Living for a week in such a historic building was as they would say "awesome". The apartment itself is small in the sense of cozy, but the six of us did just fine. We were not aware of any noise from the nearby restaurant, as we did stay out until 10pm most nights. Their is no A/C but the weather was not hot and the standing fans make the upstairs bedrooms very comfortable. What we appreciated most was the exceptional service provided by the staff of Paris Vacation Apartments. They were available by phone 24/7. The brioche and wine on arrival was most appreciated. But it was even more than that; it was the convenience of free internet access via the apartment's laptop, the washer-dryer instructions in English posted on the appliance door; the wheelie shopping bags that make our daily trips of Monoprix so easy, the many guide books to Paris on the shelves, the kitchen so well stocked with appliances such as a toaster as well as condiments and all cleaning supplies. Top notch service. So as a mom travelling with 4 small children, I cannot recommend more hightly this apartment and the services provided by Alex, Isis and their staff. I would return in a heartbeat. Dates: 29 March - 5 April 2008 We had a wonderful week-long visit to Paris! The triplex was perfect for the three of us (my mother, my spouse, and I), since the two bedrooms are on opposite sides of the apartment, which provides sufficient privacy. The location of the apartment was ideal, especially for my Mom, who was a first-time visitor to Paris. She loved walking around the Palais Royal gardens, looking in the shops around the courtyard, and reading near the fountain. We were within easy walking distance of any and all amenities - grocery stores, banks/ATMs, pharmacies, Metro stations, taxi stands, boulangeries, fromageries, etc. I enjoyed my daily runs along the Seine, despite the rather chilly weather, and being able to wash my running clothes frequently along with our other laundary meant that we didn't have to pack too much, even for an entire week. The service we received was very warm and helpful, both prior to our visit and during our stay. The apartment was clean, comfortable, and well-stocked with linens, dishes, cleaning items, and even some basic food (the coffee was especially appreciated!). Having free Internet access was extremely helpful so that we could look up information about tours, museums, tickets, etc., in addition to keeping tabs on our personal email during the week. The bookshelves of guidebooks were also much used, and this was an unexpected and welcome "perk" that hadn't been mentioned on the web site. Since we've returned, we've recommened Paris Vacation Apartments to several friends and family, and we'd definitely rent one of these apartments again for a future visit. Dates: September 2007 My husband and I stayed in this apartment in September 2007 for 1 week with our 2 children aged 6 and 3. We also stayed in the Palais Royal 2 bedroom (1st Floor) and the Sacre Coeur 1 bedroom. See our other reviews of these apartments. This was the first apartment we stayed on our trip. This apartment reminds me of a London townhouse where, the kitchen is in the basement, the living area at street level and the bedrooms upstairs. All of the apartments we stayed in were beautifully furnished and my comments about the service in my review of the Palais Royal 2 bedroom apartment (1st floor) apply equally here - the service is exceptional, personal and welcoming. My comments about the area in that review apply eqully here as this aparment is located in the same building as the Palais Royal 2 bedroom (1st Floor) apartment. You cannot beat the location. In relation to the apartment itself, there are a couple of things to note about this apartment. The doors open straight onto the arcades of the Palais Royal just like a shop and there are may people walking along, shopping, eating at cafes etc. This means you cannot really leave the doors open and wander upstairs to go to the bedroom or downstairs to kitchen without closing the doors. We loved the accessibility to the outside as there were always people around and kids could go stright into the gardens in the centre of the Palais Royal. But some people might prefer the privacy of the rooms on the higher floors. The stairs in the apartment were steep but did not concern us or our children (once you carried the bags up on the first day). If you are travelling with kids, there is one other aspect you may want to consider and that is, there is only a small table to eat on in the kitchen - otherwise there is only a coffee table in the loungeroom. We did find the Palais Royal 2 bedroom (1st Floor) better in this regard as it had a dining table outside the kitchen which was great. Overall we thought the apartment was fantastic value. Other than Marie-Laure who was wonderful, we should also make special mention of the concierge who was lovely to us and the kids in particular (despite our terrible french). Some other reviewers have mentioned the noise of the restaurant next door. We noticed the packing up of the table and chairs at night but this was only because we did not go out as much with the kids. It really didn't bother us at all and it was not that late anyway. I would not be deterred by those comments. Again we would recommend this apartment for value and the exceptional service of PVA.

Dates: End of June and begining of July 2007 Palais Royal Triplex My wife, 16 year old daughter, and I stayed for 10 days in the Palais Royal Triplex apartment. We were impressed with both the service and appearance of the apartment. It was more than we expected. To us, the advantages to staying in an apartment included but, were not limited to the opportunity to live in an historic building, the feeling of France of long ago, the ability to shop locally every morning for breakfast, the complete freedom to do as we wanted, the opportunity to speak French, even though we didn't do a great job at it, the chance to use French appliances and listen to French TV. The Metro, the Opera, the Streets, and the famous sites were most impressive. We loved every minute of our vacation. I have spent time in Paris at 20 year intervals. 1960's, 1980's and 2007. I have always loved Paris and I go back to places to see if things of changed. To me Paris gets better every trip. Finally, buy Metro and Museum Passes - You never have to wait in line. Which adds many hours to your Paris vacation. Thanks Alex and Isis.

Dates: February 18-25 2007 Not only is this apartment utterly charming ( I have stayed in this one twice before and the 2 bedroom apartment upstairs once before), but the best part about it is the managemant company, Paris Vacation Apartments, especially Alex and Isis. They will go out of their way to ensure your trip is a complete success. They are true to their words. If they tell you there will be someone at the apartment to greet you upon arrival, there will be. If they tell you there will be a driver to meet you at the airport, there will be. They are always accessible by phone during your stay in Paris, should you have any questions or concerns. If you rent from Paris Vacation Apartments, you will have a wonderful experience. The only hesitation I have in posting this review, is that so many people will be renting from them that I may have to wait longer to reserve my apartment next time. But it is always worth the wait.

The price was a real bargain considering the location, and the fact we did not have to eat out all the time. The laundry was a real help. The only reason we did not rate service higher is that we didn't need to use it! The apartment itself is clean and attractive. It's smaller than we expected, and the living room doors open right on to a crowded tourist walkway, but if that won't bother you (we didn't mind at all) then this is a great rental. We'd definitely recommend it.

Dates: September 2006 This was not our first rental experience in Paris, but it was, without a doubt, the best. A trip to Paris is always special, but this one was even more so as we were travelling with our 18 year old niece on her first trip to Europe. We wanted everything to be perfect so I was somewhat worried based on previous rental experiences where what was on the internet was not actually what the suite looked like. I needn't have worried. The suite in which we stayed (Palais Royal Garden 2 bedroom) was beautiful...and even more lovely in person that it showed on the internet. It is very clear to us that PVA is interested, first and foremost, in the overall satisfaction of their guests. You can believe everything they say on their website. For instance, we were met promptly at the apartment by a PVA rep who took time to show us through the suite and explain how everything worked. She also provided us with an overview of the amenities of the neighbourhood. Waiting for us inside was a beautifully tied bouquet of fresh roses, pastries and a bottle of wine - perfect after a long flight. The suite was beautifully appointed and laid out and was, simply, charming. The building's guardienne was helpful and funny and warm - she was apologetic because our arrival had been earlier than she had expected and she hadn't time to iron the dish towels! The linens are top quality...this is very important to us and beautifully laundered and pressed. Everthing was wonderful. We can't say enough about how fine a company PVA is. Now that we've discovered it, we now know where we'll be staying for our annual Paris visit. Highly recommended for a stress-free get-away. Thank you Alex, Isis and crew. It was a pleasure staying with you and we look forward to trying another of your apartments.

Dates: October 7 - 14 Writing this review is just going to make me miss my little home in Paris but I do need to let you all know how terrific the place was and how it really made our stay special. First of all it is the perfect layout for two couples or people who want a bit of privacy and are travelling with others. There are two bedrooms on the top floor which will each accomodate two people. I believe the beds were doubles in each room. The two bedrooms were seperated by a bathroom which had a shower and a terrific hairdryer! The main floor has the street entrance and the garden entrance. There is a living room with and desk area as well as the entrance foyer. Everything is very tastefully decorated and the furnishings are all very comfortable and well maintained. The garden entrance is a source of entertainment for some as they may peek in when they realize someone is living there. Keep in mind you are the only ground floor residence at the Palace. The street, Montpensier is a real little find. There are several good restaurants and the bar, Le Caveau (I believe that is the name) as lovely. The bartender is a terrific girl from Victoria, BC, Canada so she can make the anglophones feel very comfortable. The website tells you that you are very close to the Louvre, two blocks I believe. You must understand that literally you walk to the end of the street and you can see it across the square. There is a metro station right there, cafe's, shopping and a grocery within easy walking distance. The neighbourhood is fabulous and really worth taking the time to wander around and explore. We went to a terrific outdoor market and ended up wandering our way up the hill to Monmarte before we had even realized. Staying here will really make you feel a part of Paris and for us it just made our stay. Staying in a hotel now would just be a disappointment. There is a kitchen in the basement with a two piece bathroom as well. The kitchen is well stocked with dishes, cutlery, pots and pans and even some of the staples, sugar, tea etc. It made our stay much easier to have breakfast at the apartment and sometimes an evening meal. I believe it was Marie that met us at the apartment upon our arrival and she showed us around, the working of the appliances, the reference and guide books at the apartment and hooked us up to the internet. We always had her number and numbers for Alex and Isis if we ran into any trouble. Oh yes and she also provided beautiful flowers, a yummy brioche and a bottle of wine on our arrival. Alex came to see us off and it was nice to meet him. Those little added touches really make the service of PVA outstanding. Without a doubt on our next trip to Paris we will be staying with PVR. We loved the Palais Royal and would stay there again. The only negatives I will mention are things that cannot be changed. The bedroom on the street side may be disturbed by the arrival of garbage trucks, deliveries etcs. The bedroom on the garden side may be disturbed by people walking down the sidewalk in the wee hours. Other than that the place is perfect!

Dates: 25 july 2006 - 03 august 2006 We enjoyed a wonderful stay at the Palais Royal. The apartment was exactly as described and extremely clean and comfortable. We were warmly welcomed by Maire-Laure and made to feel right at home. The flowers were exquisite! Everything was explained and the welcome pack very informative; an added bonus was the internet and wide selection of guide books. The apartment was elegant and the location at the Palais Royal was superb - just walk through the French windows and around the gardens which we did most evenings as there was a heatwave when we were there. Plenty of places to eat(all budgets and a wide variety of menus) in the vincinity. Everything in the apartment's description was accurate; it is clear that great thought and care has gone into furnishing the apartment. The kitchen is small but adequate and it suited us. The warning about the steep, narrow stairs is appropriate though it didn't bother us (a family of four which included two teenagers). The booking procedure was also very straightforward. An outstanding apartment and location and highly recommended.

Dates: April 26 - May 4 Pre-arrival: Working with Isis and Alex to get the apartment details worked out was effortless and they were always very responsive to all my emails. They were very helpful and friendly. They are very experienced and well thought out in their approach to booking an apartment in another country via the internet. Arrival: Our contact met us at the apartment even though we were early and the maid was still cleaning. She gave us our keys and our briefing and off we went to the cafe down the street to wait for an hour. It was a breeze. She also arranged our transportation to the airport for our departure. Very nice and very helpful throughout the entire stay. The only negative thing I have to say about the apartment was that it is noisy. It is next to a restaurant and the noise from the employees early opening of the restaurant to the patrons late at night was a bit bothersome. The street noise was also more than I expected. But really the people on the floor above were the most noisy - late nights out and then lots of loud conversations or foot stomping. The apartment is lovely. The location is superb and everything is as advertised on the website. The only thing I didn't take into account when booking was the noise at night when trying to sleep and being only one floor off the street. Oh and it is a bit hot - not much ventilation unless you open the doors. I would not want to rent it in summer.

Dates: January 5, 2006-January 11, 2006 The Palais Royal apartment is in the heart of Parisian culture and art. This apartment is best suited for the type of individual who likes independence and exceptional value. The 2 bedroom apartment is entered from Rue Monpensier, which is a small quiet street running parallel to the gardens of the former Palace. Everything you need is within minutes, including the Louvre, The Paris Opera Garnier theatre, best known for its home to the Phantom of the Opera. The Comedie Francais theatre is close enough to see from your front door at the corner. We arrived to find a beautiful arrangement of roses in the living room, which is tastefully decorated with assorted theatrical posters and prints. The staff is extremely service oriented and friendly. A lovely french bottle of wine was presented upon our arrival. The apartment has a kitchen with washer and dryer, which came in handy. We all returned home with clean clothes in our suitcases. We used the kitchen to cook dinner one night and breakfast for a few days. An average breakfast in the neighborhood at a cafe costs about 10 to 15 euros per person. Breakfast at home saved us at least 70 euros. Dinner at least 100 euros. This was very convenient because the Monoprix supermarket is in walking distance. During the trip we were able to save enough money to splurge and have afternoon tea at the Ritz located in the famous Place Vendome shopping district. After a while we felt we were living exactly like a native.

Dates: 2005-06-03 Dates: May 2005 I've been to Paris numerous times; however, this time was special. I brought my Mother to Paris for her first trip as a birthday present along with my Sister (also her first trip) and I wanted everything to be perfect. I'm so lucky I stumbled across the web site for this apartment. The location was fabulous. I knew it was special when the first time my Mother walked passed the Louvre on our way to walk around upon our arrival and she was..let's say....... joyfully elated. After walking passed the Louve countless times, finally she said nothing, as if walking passed the Louve was an everyday occurance ............ I knew she felt at home. That was my wish, not being a tourist, but just living in Paris. Since it was three of us, by day, the living room was for all of us, by night it was a third bedroom for my sister (plus she had her own closet space as well in the foyer). With it being just the girls, the 1 1/2 baths worked out fine (water pressure very good - I've got long hair and know the need for good water pressure). The kitchen downstairs had such a warm feeling to just sit, drink (wine, coffee or tea) and talk, talk, talk. Did I mention the flowers???? Cecile couldn't find an open flower shop early Saturday morning for our early arrival, thus when she greeted us, she promised to bring them soon. When she brought them over, it was if an old friend just dropped by with the most gorgeous bouquet and they seemed to last forever! Our hosts were most gracious in every way, from making sure certain a restaurant reservation was made, to our airport pickup/drop offs, to making sure we knew where the closest market was located.............our stay was without incident. This was our second trip to Paris, the first that we totally arranged ourselves via the internet, and our first stay at PVA. The online transaction to reserve the unit went very smoothly. Alex was always very prompt in his replies to our numerous e-mail inquiries, sometimes replying to my inquiries within minutes. Even though we finally arrived at the unit several hours late (due to flight delays and Paris rush hour traffic), Cecile was there to greet us, get us settled in, and answer any questions that we had. Fresh flowers and a bottle of red wine upon our arrival were a nice touch. Cecile met us again prior to our departure and waited with us until we were safely on our way to the airport. The location simply cannot be beaten. Two minute walk to the metro, three minute walk to the Louvre, maybe 10 minutes to the Orsay, less than five minutes to the Monoprix (grocery store). There are many shops nearby. We even walked to Luxembourg gardens and to Notre Dame from the unit. As others have already commented, the stairs are narrow and steep, so potential renters bringing crawlers or toddlers might want to plan on bringing a few portable baby gates. Our kids (ages 6 and 8) had no problems with the stairs. The living room does have doors that can be used to block off both sets of stairs. Dates: Sept. 26 - Oct. 8 We have always stayed in hotels in Paris. This was the first time for an apartment since there were five of us. I can only say that this is the way to do it. Alex greeted us with flowers and wine, and was very thorough in explaining everything. There is a complete resource manual in addition to a small library of books on Paris. We were surprised that the apartment seemed much larger than we anticipated. Everything that we needed was furnished. The location is perfect. The stairs are steep, and were a bit of a problem for two of us, but we managed. The kitchen becomes very warm when one is cooking or doing laundry. We solved that by eating in the living room. Alex was there in 10 minutes when a light blew, and Isis was kind enough to arrange for taxis when we needed them. Everything was lovely including the surroundings. We would stay there again and again.

Dates: 1st week of June It was a wonderful time in Paris, and all thanks to Alex, Isis and Cecile. They are dedicated and gracious hosts, who take care of your wishes with the best of all recommendations and great taste. As a frequent traveler, I do not like to become a "tourist" in any city, and Alex, Isis and Cecile help you become truly Parisian. The recommendations and suggestions they gave with respect to excursions and shows were of great taste, often contrary in information to what one would normally get from a generic guidebook or a hotel concierge! Such true local information is what I value most when I travel, and I was very happy with every suggestion and tip given to me. The duplex apartment, compared to other apartments in the Palais Royale, is a bit shabby-chic and older. It is also much smaller in size. However, if you are the "garden/open patio" type, you will truly appreciate the ground floor open access to the gardens of Palais Royale. On a beautiful evening, you can be sitting and sipping wine in your own living room while feeling as if you are in an open cafe or restaurant. But take the upper floor apartments if you are more of the "private" type. All in all, I am definitely coming back!

Dates: April 18-30, 2004 This is the second apartment I have rented fromn Paris Vacation Rentals, and the reason I keep coming back is that I am so satisfied with the service and the quality of the apartments. The Charles Nodier 2-bedroom apartment is comfortable, perfectly located, and very well appointed-- with a good shower and a very serviceable kitchen. Most important of all, to me, however, is the services. Alex and Isis act as concierges, which is important when you have an apartment in a city where you have few other contacts and don't always speak the language well. Their help with bus and metro routes, good restaurants and shops, and their general willingness to make you feel welcome and comfortable greatly enhanced the quality of our visit. Best of all, Isis met us at the apartment when we arrived, half dead from jet-lag, with coffee and croissants. Who could ask for more than that?

Dates: 10 APR 04 to 17 APR 04 We stayed at 9 rue Lepic in a studio apartment on the 2nd floor. We couldn't be happier with the way we were treated by everyone. We called from the airport and was met at the door within 10 minutes of arrival by Cecile. I recommend using a taxi from the airport, as it will make it much easier and quicker to get to your apartment. We paid about 40 to get from the Taxi Stand at the airport and 50 from the apartment as they start the meter from the time of your call if you are not at a Taxi Stand. It was well worth missing all the hassles. The apartment met all of our expectations! The studio was bigger than many hotel French rooms and everything was new and clean. Cecile showed us where everything was and how the Express Pitcher boiled water in about a minute to make coffee with the French Press. She was very personable and put us at ease. While we speak French very poorly, everyone with Paris Vacation Apartments spoke very good English and understood our questions. Alex recommended a good little restaurant, Le Restaurant, just a couple blocks up the street for our first dinner. Cecile told us about our choices for tickets on the Metro and we each got the 4 picture set from a photo machine in one of the Metro stations and purchased our l Orange Carte pass from the ticket agent on Monday morning (good for one week). It is good on the Metro and also the buses. It made getting around much easier. We found our favorite Boulangerie (bread shop) and Fromagerie (cheese shop) within one block and the merchants were all very nice to us. In fact, everyone in the Mont Martre area was exceptionally nice. While we traveled all over Paris, we found the apartment area to be a welcome sight after a long day. Rue Lepic is a busy business street and we enjoyed watching the merchants and people from our windows. The apartment has double-paned glass so much of the noise was cut down with them closed. When we come back to Paris we will not hesitate to stay here again. In fact, we wouldn t want to stay any place else, but here. For the friendliness of Paris Vacation Apartments, the apartment s cleanliness and newness, and the value, you won t find a better place! Thanks Cecile, Isis, and Alex! Dates: Jan. 24 - Jan. 30, 2004 This is the first time I've staying in this fabulous apartment, but the fourth time I've stayed in one of Alex and Isis' properties. Each have been terrific, but the 3 bedroom apartment overlooking the Palais Royal gardens is truly unique. I came with 3 friends, all of whom are very familiar with Paris, for a week of culture, shopping and general sightseeing. I knew what to expect, having seen the apartment when I was in Paris last year, and having stayed in other properties owned/managed by Alex and Isis, but my friends - despite the big build up I gave them - were totally overwhelmed by the apartment. This is a very spacious, gracious apartment. The furnishings are lovely and quite comfortable, the kitchen is well-stocked and the bathrooms are luxurious. We particularly enjoyed the style and creativity used in designing and renovating the space. Everything that one could think of to make for an enjoyable stay was in place. It's particularly wonderful having a washer and dryer available - and we loved having the daily maid service! There is no better location than this to stay in Paris. Nearly every major tourist site is within walking distance, and the Metro is only 1 block away. We enjoyed walking to the Montorgueil market for food and wine, and exploring the lovely 'passages' throughout the area for their mix of unique shops and restaurants. For those who speak French, both the Comedie Francaise and the Palais Royal Theater are right next door. Beyond the charm and convenience of the apartment, we particularly appreciated the attention to detail provided by Alex, Isis and Cecile to make our stay flawless. They arranged for a car service to meet us at the airport and to return us at the end of our stay; Isis also booked massage appointments for us - and we highly recommend Desbina for those who love great massages! Cecile provided thorough,charming and thoughtful assistance in getting us settled, and then following up to make sure all was well during our stay. This is an extremely professional organization that pays extraordinary attention to detail. We have already arranged to return to Paris next year in the same apartment - this time for two weeks.

Dates: 20.01.04 / 27.01.04 Paris is magical! Staying at the Palais Royal apartment, one block behind the Louvre, only adds to the experience. This was our second stay at the Palais Royal apartment and its central location makes visiting Paris a great experience. Wonderfull neighbor restaurants, (try L'Ipi D'Or on Jean Jacques Rousseau or Le Grand Colbert just a street away) the proximity to the Metro, shops, museums, etc. make everything so easy. The company personel work to make your stay go smoothly. All in all a great alternative to hotel living, offering the feel of actually owning your own Paris apartment.

The garbage man comes early in the morning, which can make the second bedroom a bit noisy but as he was quite good looking, the girls in the group didn't seem to mind being woken up! Dates: Nov 8- 15, 2003 The apt. was very clean, yet not as luxurious as promised, the bldg was old, the apt tiny but it was in a great location, the neighborhood hip and fun , many great places to shop or dine just around the corner. And of course the beautiful Sacre Coeur just steps away! I enjoyed having a washer and dryer plus all other appliances, travelling with my small children and staying at the apt was the best decision, we had a fridge for our delicious cheeses and food and everything needed to prepare our breakfasts. The transaction to rent the apt over the internet was quick and hassle free, I would rent again with such professional people, yet the linens and towels need to be replaced with newer ones and more toiletries need to be provided. Dates: Nov 8-15, 2003 The apartment, the location ,the reception and the welcome, were all more than we expected. As you probably understand, I was a little nervous about doing business like this, but all the dealings with Erica, Alex, and Isis were very professional and set my mind at ease. We were two hours late arriving in Paris due to a train strike in Italy. We tried to call you ahead of time but were unable to figure out the phone system in the train station. After a 13 and a half hour train ride, we got to the apt. and there was Cecile with a smile and a welcome. It was a wonderful sight. She was very patient and helpful in explaining everything about the apt. as well as answering questions about Paris. The notebook with all the info. and copies to carry around was very useful, and a terrific idea. Help in getting reservations for dinner was also greatly appreciated. The apt was very suitable for two couples traveling together, or a family. I don't know how the location could have been better for our purposes. We walked everywhere we needed to go in Paris, and felt we were never far from "home". We Love Paris, this was our second trip, and we fully intend to return and will not hesitate to use this apt. again. I could go on and on but suffice it to say we loved the place.

Dates: August 2001 I am a little late getting my comments in as we stayed in August of 2001. What prompts this now is I have just recommended it to a friend. This is a wonderful apartment in an outstanding location, just as described on the website. Five of us, including three children (two of them teenagers) stayed here in great comfort. On several mornings, we left the kids in bed and walked to the Louvre for a couple of hours of uninterrupted gallery time. This apartment is well worth the money, especially for a family. Dates: May 3 to May 15, 2003 This is a spectacular apartment, with its French doors opening out of the back into the Gardens of the Palais Royal. Essentially all the other street-level spaces around the Gardens are taken up by shops, restaurants, and the two big theaters, so the location is unlike anything else you're likely to find in Paris. Though it's in the 1st arrondissement, close by the Louvre, you feel like you're surrounded by the people of Paris. The gardens are lively, but noise was usually not a problem at night. We had been apprehensive about visiting Paris so soon after the falling-out between our two governments, but we needn't have worried. As it turned out, we never even found it necessary to explain to Parisians that we hadn't voted for George Bush. There were a couple of men behind desks at the RER and at the Airport who were just plain meanspirited, but we suspect they're that way with all customers. Otherwise everyone, from cabdrivers to Metro ticket sellers to police officers, was gracious and helpful. I got little opportunity to work on my French, because the majority of people would respond to us in English. I'd like to put in a special word for the little grocery store up the street on the other side; it had a lot of what we needed, at reasonable prices, and the proprietors were exceptionally friendly and helpful; once I discovered, much to my embarrassment, that I hadn't brought the money to pay for my purchases, and the proprietor insisted that I take my groceries home and pay him later. We can also highly recommend the bakery on the other side of the rue Moliere. The apartment, with its high ceilings, tall windows, lace curtains, and luxurious furnishings, was a comfortable retreat from the hustle and bustle of the city. Space was tight, as it is everywhere in Paris, and renters have to be willing to go up and down stairs a lot. Everything in the apartment was immaculately maintained and worked flawlessly. It seems that everything had been thought of. Perhaps the biggest reason of all to rent from Paris Vacation Apartments is the excellent personal service (always in English). We got stuck in a nasty public service strike, which shut down most public transport. Cabs were next to impossible to obtain, and prior pickup agreements were not honored. Rebecca worked tirelessly for three hours straight to get us a cab to the airport; thanks to her efforts, we wound up at the airport in plenty of time though there were four of us, with lots of luggage. Without her, we would have been sunk. Were we to visit Paris again, we would definitely stay with Paris Vacation Apartments again.

Dates: July 31, 2003 to August 7, 2003 We found the apartment ideally situated in its central location it is close to the Louvre and to the main shopping areas, and you can quite easily walk to Notre Dame and then continue to explore the left bank of the Seine. An added attraction is being able to walk out of the back door of the apartment into the gardens of the Palais Royal, which are a peaceful oasis in the bustle of downtown Paris. We particularly appreciated being met at the apartment by Erica, who was extremely helpful in answering all our questions and made sure that we knew what we were doing before she left. If you do forget anything you have been told there is also a very helpful Survival Guide , which gives you all the basic information you can possibly need on the apartment, the immediate area and on getting around Paris. We also appreciated a small collection of books in the apartment, all focused on things to do and see in Paris and its surroundings. The apartment is very nicely furnished and contains everything one could ask for except air-conditioning in the extraordinarily hot weather we experienced while there! It benefits also from having a number of good restaurants in the area and we appreciated having the nearest Metro station only five minutes walk away. All in all, we thought it was excellent value for money when compared with the cost of hotel rooms in central Paris.

Dates: July 15th to July 22 2003 Our family of four, two adults and two kids ages 8 and 10 stayed at the 2 bedroom Palais Royal apartment during a heat wave. Being from California, we weren't as bothered as some may have been by the heat in the apartment. It did help to have the fans that were provided and to open the front and back doors to allow some ventilation. We loved, loved, loved the location and we really were able to walk to most of the places we wanted to see. The Louvre really is just a two minute walk from the front door and on the day we visited the Louvre, we were able to leave and go home to rest and return later using our museum passes. We found that we used the kitchen a great deal and got into a routine of pastries and cafe in the morning, lunch at the apartment and then a good full afternoon/early evening of sight seeing with dinner taken late at home again after visiting the marketplace at Rue Montorgueuil. At Rue Montorgueuil, we shopped like the locals and bought fresh food everyday to take home and prepare. It was a really nice way to introduce our kids to a different way of living and to live like Parisians. We followed the advice in the binder at the apartment as to where the best finds were and shopped at the Monoprix (10 minute walk) the first day for the week's supplies and made it a mission to find the best chocolate shop in Paris that Alex and Erica had recommended. We were so happy to have found it and we sampled that wonderful chocolate for several days! There is a concern with outdoor sounds when you stay during the warmer times of the year. Because you'll want to keep the windows open for ventilation, you'll hear lots of noise on the Rue Montpensier side due to the morning deliveries to the cafe next door. It is more quiet on that side at night. On the garden side, the conversations and cafe sounds will be heard until midnight from the other bedroom window. We had our kids stay on the street side and my huband and I took the Palais Royal garden/cafe side since we typically stayed up past that time anyway. We also took our wine glasses out to the gardens to sit near the fountains or under the trees on the benches. The washer and dryer were also used quite a bit as we had brought just a week's worth of clothes for out three week trip. We spent a week in three different countries and didn't want too much to lug around. Alex arranged a taxi to pick us up early the day we checked out and Alexa was there at 7:45am sharp to collect our keys and return our deposit. The taxi was there at 7 sharp and she told him exactly where we needed to go to pick up our rental car for the trip to Italy. All in all, we wouldn't want to stay in Paris unless it was in an apartment like the Palais Royal-especially with kids in tow! We had such a great time being Parisians-thank you so much!

Dates: April 7th to April 16th, 2003 Five women friends (and relatives) rented the 3 bedroom apartment at the Palais Royal. Prior to our arrival, Alex, Erica and Isis were very prompt and courteous in answering questions and providing useful information for our arrival. After we arrived in Paris, Alex met us at the apartment and showed us how to use everything. He is a gracious host and we appreciated him. The apartment is lovely and spacious and has a great view of the Palais Royal Gardens. All appliances are modern which added to the convenience. In addition, we were actually able to save money by eating meals in (one of the women is a great cook and loves to do it.) Katy, our maid, is a sweetheart and went above and beyond the call of duty. The area surrounding Palais Royal could not have been more convenient. It is within walking distance of wonderful cafes, resturants and the grocery market. The Louvre and the Metro are within a city block. In summation, we had a grand time in Paris and a good part of it was due to the wonderful accommodations at Palais Royal. We would not hesitate to recommend it to anyone.

This remains a remarkable apartment and the apartment to which we plan to return on our next trip to Paris. It is narrow and it has steep stairs. But for value and location, we prefer it to any hotel in which we have stayed in Paris. There is no other place of which we know where one can sip your coffee in a beautiful park in the morning, walk 2 minutes to the Louvre, zip to anywhere in Paris on the nearby M1 or M7 Metro lines and (with reservations made well in advance) walk for lunch or dinner 100 feet to the Grand Vefour. Splendid!

Dates: January 31 through February 8, 2003 Paris is an unbelievable cultural mecca. Much of that has to do with where you stay in the city. By choosing an apartment in the midst of the locals, one is able to enjoy the city and its features without feeling as a tourist. We saw very few tourists except at the important sites. I highly recommend this way of immersion into Paris. This apartment is great. Very close to the Metro, pubs, grocery,bakery, wine store, cheese store, eateries, etc. It has a beautiful view of Sacre Coure. Dates: August 9-17, 2003 Our family greatly enjoyed this apartment. It was perfectly suited to a family with two adolescent children, both in the overall size of the accommodation and convenience to markets, restaurants, attractions of central Paris, and transportation to anywhere. The Palais Royale gardens were quietly charming (the only slightly negative aspect was that the next-door restaurant kept very late hours; noisy conversation sometimes went on far into the night. I dismissed this as all part of Paris, but my wife wanted to get more sleep after long days of seeing everything the city had to offer!). In short, the apartment offered a great location in central Paris; we had an absolutely wonderful time, enjoyed splendid hosts, and would love to stay there again.

Dates: February 15-21, 2003 This is a perfect apt for 2 couples, family of 4 or 2 friends, any more would be crowded. All our needs were well provided- comfortable beds and pillows, great towels, kitchen efficient and lots of hot water for showers. Could use a comfortable chair in living area. Location was just perfect- many restaurants in walking distance, our own private metro stop-- well almost. One service complaint was in checking out and it probably was both our faults-- It was very rushed, we had a taxi all packed and ready since we wanted to get to the airport early- good thing we did as our flight had been cancelled. In the past, we have stayed in one of the Montmartre apartments but we were curious to try a new location and the Palais Royal apartment was outstanding in every respect. The location is superb - so centrally located that nearly everything we wanted to see and experience was within walking distance. The apartment is quite small, but still very comfortable and beautifully furnished. There were 3 of us - myself and my two sisters - and we lived quite well in the space. Since both the living room and one of the bedrooms faces the gardens of the Palais Royal, there is quite a bit of foot traffic during the day and often into the evening, so expect to hear pedestrian noises and children playing. Beds were very comfortable and roomy and the pillows are great, as are the towels. We generally made a simple meal at night, splurging on beautiful lunches and good wine, cheese and chocolates for the evening. While the kitchen is quite small, it was more than adequate for our needs and we were able to whip up some terrific meals. Rebecca and Alex made sure everything about our stay was perfection and we appreciated all of their help with limos to and from the airport and a taxi to our hotel for our last night in Paris. We loved this location so much that next time we're coming back to the 3 bedroom here!

Dates: Sept. 7 -14, 2002 Our family had a wonderful week in Paris. Our grown children joined us, and the Palais Royal apartment was perfect for our family (5 adults). Etienne met us at the apartment upon our arrival. There was a beautiful bouquet of flowers on the coffee table to welcome us. Etienne was very helpful showing us around the apartment and giving us the lay of the land. The location is THE BEST- walking distance to the Louvre, Notre Dame, Tuileries Gardens, excellent restaurants, and great shopping. The only time we took a taxi was when we had luggage with us; otherwise we walked or took the metro everywhere. The metro stop is just down the street. We often cooked breakfast in the apartment and ate out for lunch and dinner. The kitchen is small, but very well equipped. The washer and dryer were a lifesaver. After our week in Paris, we drove down to the Loire Valley and Burgundy for our second week in France and needed clean clothes. While at the Palais Royal, we received word through Alex that there had been a death in our family. Alex was very sensitive and helpful and even checked on us again the next day, to see if there was anything he could do to help us. Our best recommendation is that we plan on returning in the future and would definitely stay at the Palais Royal again. We have already passed along the information on the apartment to several friends. Thanks Erica, Alex and Etienne- we just loved it!

It was very nice and romantic. The gardens are lovely and the location couldn't be better! We had a warm welcome and super easy checkout... what more could we want (except to stay longer!). Dates: July 5 to July 12, 2002 Five of us shared the apartment for a week (2 parents and 3 20-26 year olds). We found it to be exactly as represented, perhaps even better in person. It is located in a pleasant neighborhood, directly across the street from the stairs leading up to Sacre Coeur. The metro, which will take you anywhere, is nearby. Markets, bakeries and restaurants abound. The kitchen is well-equipped with high quality cookware and dishes, and the bathroom has a deep tub and lots of soft, thick towels. Each bedroom opens onto a terrace that overlooks Paris rooftops. It was extremely reassuring to have several helpful people to call if we needed anything (especially important when our taxi did not show up to take us to the airport! Thank you, Erica!) I would wholeheartedly recommend this apartment, especially to families. You may find that it is not exactly what you are used to at home, but isn't that why we travel?

Dates: May 30 - June 8, 2002 Nice attractive apartment with absolutely all the amenities you could need. Best location in Paris. Walking distance from attractions, restaurants, markets, Seine, shopping, etc., etc. A short Metro ride from anywhere you might wish to visit. (Metro station just a few yards away). Opens on a lovely garden where many Parisiennes come for quiet enjoyment. Makes you feel like you are a temporary resident rather than a tourist. So nice to be able to visit so many neighborhoods in this wonderful city and to be able to easily return "home" for a rest then venture out again. I cannot describe the enjoyment my family shared in this fabulous place. If you don't love Paris, you have no soul. And if you do love Paris, this is the way to enjoy it best. Dates: June 30th- July 10th We had a spectacular time in Paris and enjoyed our stay at the Palais Royale 2 BR apartment! It is well-represented by the web site. This was the first time we had arranged for an apartment over the Internet, so I will admit some trepidation, but everything we encountered was exactly as represented or exceeded our expectations. It was a very pleasant experience. Alex, Erica and Etienne were professional and helpful. Arranging for the apartment and the subsequent contract ran smoothly. Upon arrival we were met at the apartment and received a "walk-through" on how to run the appliances and information about the neighborhood. Alex arrived with fresh flowers and suggestions about our stay. A resource book is present in the apartment. They arranged for transportation to the airport upon on our departure. This is a well-run organization with emphasis on personal service. The location is stunning and incredibly convenient. The living room opens onto an arcade and beyond that are the Palais Royal Gardens. Often overlooked by tourists, this is a lovely secluded spot for relaxing and made us feel we had our own garden. Our children enjoyed terrorizing the pigeons, attempting to fall in the fountains, the sculpture and kicking a ball around the courtyard. Being a mere block from the Louvre enabled us to visit frequently. The Metro stop at the end of the block allows you to zip around Paris with ease. The area has several cafe, brasserie, tea shops, restaurant, boulangerie and a Monoprix. The nearby Rue Montorgueuil is a bustling market street. It is hard to imagine a more convenient base for exploring Paris! The apartment itself is thoughtfully outfitted, scrupulously clean and has furnishings that remind you that you are in Paris. The kitchen is small but well-equipped and the washer and dryer were appreciated by our family. The linens, towels, beds are high quality and made for a comfortable stay. The bathroom has an american shower and a hair dryer. We used the BBC/CNN stations to keep up to date although the kids liked watching cartoons in French. Our family felt very secure in this setting. Dates: May 9-16 2002 Location, location, location! This is a great location convenient to the major attractions and situated in a quiet area adjacent to the Palais Royale gardens. The kitchen was well equipped, a convenience for us as we did laundry and cooked many of our meals there. The full bath was modern and attractive and having a water closet on the lower level was convenient in that there were four adults. The apartment is somewhat small ( by US standards)and the stairs might be a drawback for some. The weather during our stay was cloudy and rainy which meant the interior of the apartment was somewhat dark. Overall our experience was excellent and Erica, Alex, Etienne and Isis work hard to ensure your comfort, safety and enjoyment.

Dates: April, 2002 All things considered, the experience and value were well worth it, we'd recommend it to others and we'd do it again. As with anything, there are pros and cons, and the pros far outweigh the cons.. to wit: I The Pros: 1. The apartment: (a)Superb location for seeing anything in Paris. We figure we "saved" about half a day to a day simply not having to sweat the transportation to and from the various monuments in central Paris...simply exit and walk...and usually it's a short walk. (b) The physical condition and lay-out of the unit is generally good, functional, and charming. Best of all, there is not much deferred maintenance...the physical asset has not been financially milked at the expense of the renter's pleasure and comfort. The beds are extremely comfortable and, unlike most alternatives, the mattresses are not tired, lumpy or run-down. We awoke each morning feeling refreshed. The master bath is well conceived and aesthetically pleasing...plenty of hot water in a good shower with a good shower head. The kitchen and laundry appliances are top notch within their size category...appropriate for a relatively small kitchen space. Sheets, towels, pots, pans, silverware and accessories are all ample and "fresh", not tired or run down. Also appreciated was the initial maid service on the unit prior to move in: spotless & impeccable come to mind. The key to the unit is easy to use yet of a seemingly complex design, probably hard to duplicate and therefore giving some comfort to our unstated security concerns regarding high unit and related key turnover. The kitchen location on the lower level, initially thought to be a negative, turned out to be a positive. While the kids watched cable on the main level, the adults (room for three- two in chairs and one sitting on the stairs) could sit in the kitchen, with no party disturbing or disturbed by the other. 2. The Neighborhood and Ambience: The neighborhood is an island of authentic French surrounded by a sea of tourist. We really liked the fact that we could get away from tourist and get closer to French along the Rue Montpensier and its immediate environs. And best of all: the rear apartment entrance opening onto the Palais Royale gardens and collonade...an other worldly pleasure. The frosting on the cake: the neighborhood is generally quiet all day long. 3. The Service: Flawless. If you need help, it's there, it's prompt, it's complete and in whatever language you choose. 4. The Payment Terms: With the epidemic of credit card and identity fraud growing, we were concerned about giving financial information over the web, particularly since we really did not know who would be receiving the information and, more importantly, who might possibly intercept that information. Rest easy. We were able to give our credit card number by telephone and everything else went smoothly. II. The Cons: 1. The apartment: The couch and chairs(2) on the main level are elegant and quite beautiful. And, as is often the case with visually pleasing things, they are also uncomfortable when seated in them for long periods of time...ie. over 2 hours. The seating area in the kitchen on the lower level is tight...which is unfortunate because the tile work, wood trim, cabinetry, appliances and "feel" of the space is quite nice. It's a space we wanted to linger in ...but we couldn't spread out... the backs of our chairs were constrained by the abutting walls. While we were careful not to scuff the walls, others clearly have had this same issue because the wood trim on the walls behind the kitchen chairs is scratched, with minor gouges. 2. The Declining Quality of Life: The cons outlined in this section are totally unrelated to anything with the apartment or the related service. But I have to sound the alarm because my concerns are a source of anxiety to me, and I'm sure to all Francophiles as well: the quality of life in Paris generally and in France as a whole seems to me to have declined quite a bit over the past 20-30 years. The signs are everywhere: non-art related grafitti on the trains and on the walls of buildings and infrastructure everywhere-in the city and in the country (The wall outside the garden side entry to the apartment, for example, was spray painted with grafitti, painted over and spray painted again with grafitti during our 1 week stay); deferred maintenance on just about all major Monuments big time (I was deeply saddened when I saw the appalling condition of the exterior of Chartres Cathedral, particularly when compared to my memory of it from 30 years ago. The commemorative plaques on the Normandy beaches are generally defaced and often unreadable.) The McDonalds blight is definitely growing...and the reason is that people seem to be supporting its growth with their purchase decisions. And there are menacing conditions on the streets of Paris as well...the signs of racial tension along the Champs Elysee after 10PM are palpable. I hope the systemic problems of the country are addressed soon. It won't be easy and I wish the French people every success with their efforts to so remedy. And to the folks at Paris Vacation Apartments...a hearty Merci Beaucoup! We'll never forget our terrific vacation.

Dates: Feb 2002 My husband and 5 year old son stayed here. The apartment is small by US standards but is very cute and comfortable, and gives you so much more room and flexibility then a hotel. With a small child is was great being able to prepare foods that he will eat(Chicken fingers and Captain Crunch cereal are not common on most bistro menus!) The location is very upscale and one of the best in Paris. Erica and Alex are so attentive,(on par with a fine hotel concierge) and the babysitter they refered to us was great. We travel to Paris quite a bit and will definately stay here agian. I had a chance to see the 3 bedroom Palaias Royal aprtment and it is going to be very special--

Dates: Jan 7-13, 2002 The pictures, descriptions, maps on the website are perfect. After much research on the web and travel companies, this was the best deal for a stress-free stay. Although the apt was a bit smaller than I imagined, the location couldn't have been any better. We had 3 little ones who loved to play in the garden. The metro being so close helped tremendously after a long day of walking and exploring. Alex and Erica were great hosts. After my taxi got into a 3 car pile up on the way to the apt, it was good to hear Alex's friendly voice asking if I needed any assistance! Erica was wonderful getting train information to continue my trip into Germany and Holland. The payment transaction went smoothly, but please contact your credit card company for any "conversion fees" into Euros. I had to challenge mine for overcharges. Overall, outstanding vacation, wonderful, stress-free way to see Paris. I hope to come back next year and stay in one of their Montmarte apts. As my daughter said "Now I lived in Paris!"

Having your own apartment is the way to go! You feel like a local and have all the conveniences of your own home. Alex and Erica are super hosts who operate a first class business. We own inns in Telluride and Colorado Springs in Colorado and know the demands of the accommodations business. These folks know their business in a sensible and personal way that makes you feel comfortable and secure that your Paris stay will be a great experience. Dates: 11 October - 18 October, 2001 This is an absolutely wonderful place to stay in the heart of Paris. Even before we arrived, Erica, Alex and Isis were very communicative, and made the payment and arrangements as easy as could be. (Even with the 11 September events in the US, we traveled and found no problems - Isis was in constant contact with us to ensure that we felt safe in still coming ahead to France...) Since our plans were complicated, involving rental cars, taxis and other modes of transportation, we were not the usual renters. But, despite all this, Alex was patiently waiting for us when we arrived. He explained everything to us in detail, making sure we knew we could contact him at any time for almost anything. The rooms were clean, attractively presented - even down to the fresh flowers waiting on the coffee table! Since the apartment is so close to all the major attractions, we were quite pleased with being able to walk everywhere. The gardens provided a peace and quiet unmatched elsewhere in the city, and gave us a real sense of a neighborhood to which we (only briefly!) belonged. The convenience of having a washer/dryer in the unit far outweighed its tendency to take hours to do a load, and the small (by American standards) fridge was more than compensated by the abundance of fresh food, bakeries, and excellent restaurants in the immediate neighborhood. All in all, we could not have asked for a better place or more accomodating hosts. Thanks Erica, Alex and Isis!

But this time it was special. We were introducing our 2 small children and parents to Paris for the first time, and it had to be perfect. And it was thanks to you! From chauffeurs to cots, restaurant advice to Disney tips... they were always there with prompt and useful advice either in person, on the phone or on the internet. The location of this apartment is amazing. There are very few places in any European city where you can simply open up your loungeroom doors and walk out onto a magnificent royal garden bordered by arcades with restaurants, galleries and gorgeous shops (do go to Didier Ludot in the arcades for that special "little black dress"!) And today when I ask my 4 year old what was the best thing about Paris, she emphatically assures me that is the sandpit in our "backyard". Perfect. But I should stop waxing lyrical - better to keep this rare gem a secret for myself!

We have visited Paris several times, always staying in a hotel and missed having the ability to make coffee in the morning and occasionally have a meal in the room. The apartment kitchen was well equipped and easy to manage. Although we normally sleep in a king size bed, the double size couch-bed was comfortable and versatile. The room was decorated in an attractive, homey style. We felt instantly at ease. We don t speak much French so were happy to find 3 stations on TV with English speaking programs. The apartment was extremely quiet and so was the Rue Lepic. The street was lined with shops that were able to supply everything we needed. The Metro was right on the corner. Isis and Erica were always available and happy to help us in any way without interfering with our holiday.

Dates: July 28-August 4, 2001 We loved the apartment. The location was absolutely great. My girls especially liked being able to run around Paris w/out spending alot of time on transportation. We would even walk to the Musee d'Orsay from the apartment without thinking about how far or close it was. The entire area is wonderful and they often enjoyed the getting of baked goods and food from the area. Of course, they liked the apartment and constantly said "how cool it was." We would stay there again. Alex was wonderful. They loved his very calm attitude and no distress at anything. He was there the first thing when lights blew in the apartment. The apartment was spotless - very well kept (and as the girls commented: They couldn't believe how the first morning he unwrapped fresh & clean couch and pillow covers for the living room). We have rented several apartments in Europe and had never had anyone change the couch & pillow covers! We all enjoyed meeting him! Also, as we were leaving, we were able to meet Isis. What a great time we had w/her! We talked for awhile as we awaited a taxi (which she so wonderfully arranged for us for various different times on that Saturday). My two youngest enjoyed so hearing about living in Paris and also growing up there. Alex and Isis are two reasons we will rent from you again. The only thing I wish I had asked for was another fan for the downstairs. Our week was the first of August and terribly hot. At night another fan would have been great for the downstairs. Even though we were five in the apartment, the kitchen was great and the stairs were no problem for us. Ceiling fans might help.In no way however did that bother us. Dates: May 20 -June 5 2001 My sister and I rented this apartment for two weeks in May-June of 2001, and loved it. We found it very comfortable and couldn't have asked for a better location. There are five or six restaurants within a half block and two grocery stores, not to mention the Montorgueil market a ten-minute walk away. The Comedie Francaise is at the end of the street, the Louvre only a little further, and the Palais Royal Metro stop, as well as a nice brasserie, just outside the Palais Royal garden. We raved about it so much that my niece and her husband tried to rent it at a later date. The apartment is well equipped, and everything is very high quality. The washer and dryer are Miele, for example, and the linens were nice, with plenty of towels and extra sheets, if needed. The beds were extremely comfortable, and we really missed the pillows when we got home. The owners have provided a notebook of information about Paris, with maps, lists of their favorite restaurants, information about getting around, and every imaginable emergency and service phone number. What really made us happy there was the service we received from Alex Mony, who acted as a kind of concierge, meeting us when we arrived and offering help in a number of ways, including calling cabs for us at the end of our stay. Though we had no emergencies, it was comforting to know that he was always available by cell phone. The apartment was more than adequate for two people, and, with a bath and a half, it should work well for a small family. However, the two bedrooms are small and only have double beds, so two couples, particularly if they need more sleeping room, might find it a bit of a pinch.

Dates: December 30, 2000 to January 6, 2001 Having rented several apartments in Europe the Palais Royal apartment was a great way to begin the New Year in style. I had been somewhat concerned about not knowing much French, which definitely was not an issue once I arrived. Although my luggage was lost when I arrived in Paris, Alex and Erica were extremely helpful and made sure my group was comfortable and acquainted to the workings of the apartment and to get our bearings in the neighborhood. The location was excellent! The Louvre Museum is practically footsteps away. We spent a great night at the theatre at the Comedy Francais which is on the same block. The Paris Opera House and Place Vendome shopping are very walkable as well. The apartment is excellent in that it sits directly on the grounds of the Palais Royale and has french doors that open up onto the park. There are quaint shops next door as are plenty of ATMS nearby. The metro station is a block away. The Monoprix grocery store is a short walk away. The location and layout of the apartment make it feel very comfortable for friends or couples or families traveling together. The owners have even provided a reference book of their favorite restaurants, with usefull phone numbers and information that is priceless. I am going to recommend the apartment to all my friends who will appreciate the experience of living like the fabulous Parisians do, even if it is only for vacation! I hope to be back real soon! Dates: November 18-28, 2000 Our group included four adult women (mother/daughter & two friends) and although the apartment is small by US standards, we found we had plenty of room. We spent some time the first day rearranging the furniture so that we could unfold the hideaway bed without moving furniture each night. Loved the big, fluffy towels (and there are lots of them). The location of the apartment is fantastic - we didn't take a single cab in the 10 days we were there... subway and walking are just too easy. Don't miss the Thai restaurant just down the street - one of the best meals we had in Paris and not at all expensive. Our only complaint: A larger hot water heater would have simplified our lives a little. Would highly recommend this apartment and Erica & Alex's service to anyone who wants to feel at home in Paris.

Dates: July 21-28, 2000 Staying at the Palais Royal apartment was a sublime experience for our family. Our son happily rode his Razor scooter (footpowered) around the gardens. We loved the neighborhoood shopping and restaurants, and were happy to return to the comforts of "home" after long days of touring. I've always thought the 1st Arrondissement was the best for accessing the attractions of Paris, and our stay in this lovely spot has confirmed my opinion. You'll love it!

Dates: June 20-July 3, 2000 Staying in this beautiful apartment added a note of elegance and comfort to our vacation in Paris. We could walk with ease to the Seine, the Louvre, the Tuileries, and many other places. Although within walking distance of bustling nightlife, the apartment itself was very peaceful and serene at night. Located on the edge of the Palais Royal gardens, we could choose a quiet walk in the inner courtyard. We felt like insiders in Paris, to have found such a perfect spot. The apartment itself was lovely, and even better than the photos on the website depict. Alex welcomed us with fresh flowers and good maps. Everything was in perfect working condition. We delighted in taking breakfast out to the garden in the morning, enjoying in the opportunity to relax so close to such excitement. We could open the French doors to sip our tea and watch the people go by during the day, as if we owned our own sidewalk cafe. We had the great good fortune of being there during the Fete de la Musique, which made one night particularly musical, and also on the night the Blues won the Europeen Soccer championship. All Paris celebrated! We could walk easily to the rue de Rivoli and the Champs Elysees, and yet when we returned to our own apartment, even on that night, it was serene once we returned to the apartment. This beautiful place immediately felt like home.

Dates: The location of this lovely 3-story apartment couldn't be better. The beautiful Palais Royal gardens and peaceful yet cosmopolitan surroundings are just right. You are literally steps away from the Louvre, Tuilleries, resturants and cafes and many other sites. The apartment itself is small, but neat as a pin with nicely renovated bathrooms and kitchen. Plenty of amenities like extra pillows and blankets, etc. Alex and Erica were very friendly and helpful, from providing lots of advice and answering questions by e-mail before the trip, to being available during the trip to answer questions, arrange for a taxi to the airport, and even mailing our postcards for us on the day we left! Visitors should be aware that sometimes nighttime and early morning noise can be a problem when windows are open. The tiny street out front has a surprising number of motorcycles roaring by late at night. If you like to sleep late, in summer, the restaurant next door starts setting up the outdoor tables no later than 9:00 a.m. (and sometimes earlier). In spite of that, we thoroughly enjoyed our stay and plan to return to this, or another of Alex and Erica's properties.

My wife, Beth, and I stayed in the apartment in the Palais Royal early this year. It was perfect for us. It was fully furnished with all the amenities one would expect--full kitchen, lovely living room overlooking the park, nice bedroom also overlooking the park. Even though the apartment faces the park it is very quiet at night, and while busy not noisy during the day. We especially liked the location; we were close to many things in Paris--the Louvre was very close. We found many excellent restaurants in the neighborhood. The Grand Vefour is also in the Palais Royal; we had lunch there--a real experience, our best meal in Paris. We would certainly recommend the apartment in the Palais Royal as an excellent accomodation in Paris.

Dates: May 22-29, 2000 Two factors above all make this apartment worth recommending to others; service and location. The service is important in three ways. First, arrangements for the rental are very well explained with conditions and payment procedures very well laid out. Second, Alex was on site to greet us and to make our stay enjoyable throughout. He even reserved taxis for us upon departure. Third, equally useful is the contrast between Erica and alex's ownership of the apartments--which means you can make arrangements for time of arrival and departure directly with them--versus going through a broker (true of most Paris apartments) which means you'll have to visit the broker to pick up the key, then go to the apartment (and not check in until late afternoon)-- a pain after arriving in Paris at 8 in the morning. Since we had five adults and two were elderly, these factors alone make the apartment worth recommending. The other main plus is the location. In addition to being a block from the Louvre and within easy reach of the metro and other central locations, the apartment lies within an easy walk of an all purpose store with groceries, a patisserie, banks etc. If you bring a copy of Cheap eats (there was one in the apartment and I left another copy) you'll find several terrific and affordable restaurants within walking distance. The apartment itself is a bit small for five adults, although for the most part all went smoothly. It's fully equipped--you'll find the washer and dryer very useful for a one week stay. Nicely equipped kitchen. Very clean. Nice to have a rear door opening onto the Palais Royal gardens. 1 1/2 baths essential for 5 adults. Two exceptions; the breakfast nook in the basement seats two people (a third sitting on the stairs) so we often ended up eating breakfast in shifts or using the living room (where we could all sit). The sofabed is the worst part of the apartment--not relevant if you have less than 5--because the bed is not comfortable for sleeping (for sitting it's OK). Erica has promised to change it for a more comfortable sleeper. Her track record with us is faultless, so I believe this inconvenience will be fixed shortly. Overall, a most enjoyable experience.

Dates: July 30-August 5, 2000 We enjoyed our stay at the Palais Royal apartment tremendously. We were met right on time by Alex, and the flower arrangement was a lovely touch. The apartment was extremely attractive and the location was wonderful. We enjoyed eating in the gardens, and having many restaurants so close by. Also, the close proximity to the Louvre allowed us to make several trips there. We hated to leave!

It was the uniformity of the high reviews that attracted us to the Palais Royal. And, the reviews were right! This has been our best experience in Paris by far. The apartment at the Palais Royal was wonderful--both in terms of comfort and convenience. The touches in the apartment enhanced our stay from the bed linens, to the towels, to the Palais Royal gardens right outside the door. I would have no hesitation in recommending this place to anyone.

Dates: April 25-May 2, 2000 The apartment at the gardens of the Palais Royal gave us our best visit to Paris so far. My wife and I had the pleasure of staying there the week after Easter 2000. We brought my sister, on her break from teaching, for her first visit to Paris. Isis met us just as our cab from the Gare du Nord arrived. We had been a week in London before settling into the apartment. Nothing could have been better. Fresh flowers in the living room were a most gracious touch. The restaurant next door was a nice plus, but there are others well worth sampling within easy walking distance. The other reviewers have been quite accurate in their description of the bedrooms and baths. Some construction was in the process across rue Montpensier. It proved no problem for sleeping. I particularly enjoyed cooking in the kitchen. The Monoprix towards Opera made easy shopping. I'll have to admit that having not one, but two boulangeries within two blocks was great for fresh croissants and pain au chocolat for breakfast. When you use the clothes dryer you may not be familiar with the excellent feature of a built in humidifier. Ask about the reservoir for the collected water that must be emptied. As I told Erica, I am somewhat reluctant to tell others of the apartment. I'd like to think of it, somewhat greedily, as all mine. I'd have a hard time convincing my wife of staying anywhere else in Paris.

Dates: May 6-13, 2000 The description given online was very accurate. The apartment was very clean, comfortable, and well stocked. We loved sitting in the garden in the evening watching people and relaxing. The location was perfect in every way. We used Paris Vision tours and its location is close by. Isis was waiting for us when we arrived. She made us feel very comfortable, and she arranged for our taxi on departure. We were always able to reach Isis or Erica if we had a question or needed help. This is an apartment that I would not hesitate to return to in the future. It is better than I expected.

This apartment, whose door opens onto the Jardin du Palais Royal, is a narrow, wonderful place. For us, it was far superior to any of the several Paris hotels in which we have stayed. The space, the setting and the proximity of the apartment to those places one hopes to see on a first-time visit or a repeat visit to Paris, make this apartment a real treasure. One can quickly settle into a pattern here: rising in the morning, descending the stairs from the bedrooms, descending the second set of stairs to the kitchen, and starting coffee in the efficient and well-appointed kitchen. There is no wasted space in this or any other accommodation we know in Paris, but we found that the 2 bedrooms were of good size and that we had ample storage for clothes and luggage. The kitchen was a small (by U.S. standards) marvel. We were most surprised by the combination stove/oven/dishwasher but found that they all worked very well and, frankly, were fun. There is a small table with chairs, suitable for two, in the kitchen. A larger table at one end of the living room was a functional, though not hugely convenient, dining table. The living room works well for up to-4 people but is a bit tight when 5 are present. However, no reasonably priced hotel we have found in Paris has sitting room for so many (other than in the lobby). The upstairs bathroom was spotless and pretty. The downstairs half-bath was a true convenience. The telephone with an answering machine was a nice touch. The owners, Erica and Alex, are always available to help--and to explain in English how to do what you want to do. Their advice is sound and worth following. We found that early mornings were best spent doing 3 things: Sipping coffee in the garden; strolling through the garden to the journalist stand outside the Hotel d' Louvre for the Herald Tribune (if one wants news from America or the New York Times crossword puzzle); and making a circle back to pick up croissant and a demi baguette at any one of several nearby boulangeries/patisseries. In the early evening, the garden is again a perfect place to sit or stroll. At this time of day, children (under the watchful eye of parents or nannies) are playing, office workers are returning home, and neighbors are greeting one another. Later in the evening, the nearby theaters (inluding the Comedie Francaise) and restaurants (one adjacent) attract a convivial crowd. Gates to the garden are closed at 10 p.m. The restaurants tend to close by 11 pm. One can sleep undisturbed until activities on the street resume in the morning. The location of the apartment is perfect for those wishing to tour and those wishing to just live in Paris. We were at the apartment for 3 weeks and had 2 sets of guests. So we did both. Because the Louvre and 2 Metro lines are just moments away, anyone--young or old--can easily travel from the Louvre west to the Champs lysees, the Arc de Triomphe, and even on to Defense or east to the Hotel d' Ville, Notre Dame, and la Bastille. The Tuileries Garden is a 5-10 minute walk. Minutes farther) is the Musee D'Orsay. A five-ten minute walk brings one to Pont Neuf and the Left Bank. A train trip to Versailles requires only a bit of effort. The train station for Vernon and Giverny is a short taxi ride away. Day-to day living in the area is just as convenient. For grocery shopping in earnest, the Monoprix is a few blocks away on the Ave de l'Opera. Numerous ATMs are here as well. About 8 blocks away is one of the best market streets in the City; rue Montorgueil. Fresh fruits, sea food, even a hardware store are to be found here. The Samaritaine department store is at Pont Neuf. If you find you must have a car, the best-priced protected parking we know of is several blocks north, beneath the Bourse. More expensive parking is closer--beneath the Louvre/Carousel. This is a fine place. It is sure to produce good memories, a desire to stay longer and a commitment to return.

I took my mother to Paris as an 80th birthday present and found this an ideal setup for the two of us. The stairs down to the kitchen and up to the bedrooms are quite narrow and steep but she managed them quite well. The bedrooms are typical Parisian, quite small, but the living room is spacious and the doors to the gardens of the Palais Royale made it a woderful place for my mother to just sit and relax when she felt like taking a day off from touring. The location and amenities are first rate. Alex was very helpful. Mother had a dental emergency and he managed to get us in to see his dentist on a moment's notice. I would highly recommend the apartment for anyone who wants to stay on the right bank.

This charming, condo in the center of Paris is ideal. The location is perfect for people who want to take a leisurely tour of the city of Paris without the hassle of running an automobile. It is fully appointed with amenities such as a washer and dryer and fully functional kitchen. It is clean and well maintained by its owners. We very much enjoyed the apartment at Palais Royale. It was not only attractive, clean and relatively modernized, but it really gave us the feel of what it might be like to live in downtown Paris. The gardens outside in the Palais Royale were truly wonderful, and the location (close to the Louvre and Metro) could not have been much better. We also appreciated the practical help we got from Erica Berman about restaurants, markets, the metro, etc. We would recommend this heartily.

We stayed here for eleven days in September, 1998 with another couple we know. This is the center of Paris! The apartment is in Cardinal Richelieu's palace, and it's a 5 minute walk to the Louvre, Rue Rivoli. There are many outstanding restaurants within a few minute's walk, outstanding wine, food, cheese and bakery shopping just steps from the front door. The Metro stop is just across the street from the Comedie Francais which is in the palace as well. The gardens have a big fountain and wonderful flowers. There is lots of night action (bistros, a movie house, plays, etc.), Recommend going to the Vaudeville Bistro just a few blocks away -- it's alive! The apartment takes a little getting used to -- the ground floor is the living area with great furniture and doors looking out on the interior gardens of the palace. Down steep stairs is the kitchen and dining area and one of the two baths. The kitchen is modern and you can actually cook reasonably gourmet meals should you choose. The upstairs has the full bath (modern and American) plus two bedrooms. One bedroom looks out on the street below and can be somewhat noisy until about midnight, and the other looks out onto the interior gardens (huge -- at least 5 acres) and the palace (which has apartments all around). This bedroom is quiet. The arcade just out the living room door has many shops and restaurants -- we intend to return again and again. The best location in Paris, we think.

This will be the most wonderful place you have ever been to if you have an opportunity to stay here. The best thing about this condo is the location. Right in the center of Paris. We walked everywhere and found it simple to take the subway also. The condo is the quaintest place we have been to. Truly French, very accomodating and with the latest up to date amenities. We spent Christmas of 1998 in this lovely condo and can't rave enough about it. Please email me with any questions you might have. I might add Erica and Alex were fabulous. They were the perfect hosts, meeting us at the condo when we arrived helping us while we were there and answering all of our questions. Erica has gone way above and beyond the call of duty helping me with a problem I had in Paris that needed to be rectified when I was back in the US. YOU WOULD LOVE THIS PLACE!!

My husband and I and our two children (14 and 16) stayed at the Palais Royale apartment over Easter, 1999. It was one of the reasons we enjoyed our stay in Paris so much--the location is excellent. I read the description above and have to take issue with the 2 minutes from the Metro--I didn't think it was that far!! A few steps from the Louvre, from shops and a good range of restaurants (and with children, we weren't looking for expensive, unusual food, but there were plenty of casual restaurants to suit them, plus epiceries where we could buy food and prepare in the kitchen when we were too tired to go out). The gardens of the Palais Royale were a nice spot to relax in after a long day touring; the children had fun playing with a ball outside with some other children. Apartment is very compact but serviceable--we particularly appreciated finding so many essentials supplied, things like plastic garbage bags, soap, salt and pepper, detergent, etc. The proprietors are anxious to help with anything--reservations, questions, recommendations--but everything was so well organized and so well explained in their book, we didn't have the need to call for help once. The woman hired to clean the apartment is very thorough--the place was immaculate when we checked in. The beds were comfortable. Potential renters might want to note that there are 1 1/2 bathrooms, one full bath upstairs (modernized, with hair dryer) between the two bedrooms and a half bath in the basement with the kitchen. The apartment is in a great location and that makes this a wonderful place to stay.

In June 1999 we (3 adults and a 5 year old) spent 17 days in this great location/apt. The location is outstanding-- in all our prior trips to Paris we often had to use public transportation to get where we wanted, but in this location we used it very little since everthing was within walking distance--even for our 5 year old. The access to the Palais Royale gardens is a great feature. Our daughter loved running and playing there-lots of other kids to play with, even a sandbox, and pigeons to feed with our old bread. The adults enjoyed the gardens also,e.g. walking, reading,etc. We agree with the comments of Mary, Lynn and Gary(except the only street noise on rue Montpensier we noticed occure when plays ended, otherwise this narrow, short(1 block), one way street was as quite as the gardens). The apt is smaller than other apts we have stayed in in Paris but because of it's layout(see Mary and Gary's comments) it "lives" bigger and more comfortable then apts twice it size. Erica and Alex are very helpful and they have a very detailed notebook that answers every question. They are also very available and helpful for everthing. Given the outstanding location, furnishings,amenities,etc. this the best value and the very best place to stay in Paris--you'll love it and we will return-often we hope.

Our family of four thoroughly enjoyed our stay at your Palais Royal apartment. It exceeded all our expectations...which were high given the beautiful pictures and descriptions on the Internet. The location was more than excellent as was the care we received from Alex upon our arrival. Everything was immaculate and in great condition. Although I was a little nervous about arranging everything over the Internet, all went smoothly. The value was good and expenses were further reduced by the central location. The Palais Royal gardens are perfect for children and the shops in the arcade are fascinating. Alex was kind enough to give us a wake up call on departure and to make our departure arrangements so that we had a minivan to carry all our luggage.

Our Paris stay was great!! Erica and Alex certainly made our week long stay stress free. The apartment was at Palais Royale and was exactly as it appeared on the net. We loved it. (It might seem small to those who are unfamiliar with Paris, but we were in heaven.) It was exceptionally clean and convenient. It had every possible amenity and even luxurious linens. The most attractive aspect of the apartment was the location...literally, steps away from all of the important must-sees and must-dos. My two friends and I would definitely give everything a 10 plus!! "I never want to stay in a Parisian hotel again...I have found a 'home away from home' in that charming Palais Royale apartment!"

We loved the apartment! The location was so convenient to everything that we felt like we were in a quiet oasis in the heart of everything. Stepping out the door into the gardens came in handy traveling with an eleven year old boy. Lots of room to run and pass a football!. The apartment is small, however, it is beautifully laid out and charmingly decorated. The kitchen is well stocked, the bathroom is well equipped and nicely turned out. Alex and Erica were great and made our stay very enjoyable...it's nice feeling like you have a friend out there in this city and I never hesitated to call on them. I would highly recommend the apartment to anyone and have every intention of returning some day.
